Name(Required) First Last For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: The vacation rental property is located at: 9520 Shore Drive Myrtle Beach, SC 29572. The property is fully furnished and includes: stove, refrigerator, dish washer, fully furnished kitchen with pots, pans, dishes, utensils etc., coffee pot, crockpot, linens that include sheets and towels, at least 2 beach chairs and starter paper goods such as toilet paper, paper towels, and garbage bags when you arrive. Maximum Occupancy: The maximum number of guests is limited to 7 people (including children). 4.Term of the Lease: The vacation rental lease begins at 4 p.m. on the check-in date and ends at 10 a.m. on the check-out date – as outlined on the bottom of p. 2 of contract. 5. Minimum Stay: This property requires a 3 night minimum stay from August 15th – May 25th, and a 7 night minimum from May 26th – August 15th. Longer minimum stays may be required during holiday periods. 6. Rental Rules: Guest agrees to abide by the Rental Rules (attached to this agreement) at all times while at the property and shall cause all members of the rental party and anyone else the Guest permits on the property to abide by the following rules at all times while residing at the property. 7. Access: The Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 24 hours’ notice (unless in case of emergency). Failure to adhere to the check-out time may result in an additional late fee set at $50. (our cleaners clean several units in the area and are tightly scheduled – unless discussed in advance of the stay). 8. Rental Rate and Fees: A. Deposit: A deposit of 40% of total due upon booking and the balance is due at least 30 days prior to the Check-in Date. 9. If you have not stayed with us before we require a deposit of $250. It will be refunded three days after checkout. We will refund the entire amount after inspection provided no deductions are made due to: i. Damage caused to the property or furnishings, or. ii. Unusual mess or garbage requiring excessive cleaning. If the premises appear dirty or damaged upon Check-in, the Guest should inform the Homeowner immediately and the Homeowner will get the concern addressed as quickly as possible: If you have any needs we want to help immediately – text or call 304-544-6466. 10. Cancelation Policy: If Guest wishes to cancel the reservation – the schedule below applies. 100% if canceled 90 days prior to the Check-in Date. 75% if canceled 60 days prior to the Check-in Date. 50% if canceled 45 days prior to the Check-in Date. 25% if canceled 30 days prior to the Check-in Date. The Homeowner may also be entitled to cancel the Guest stay if house rules are broken during rental period – a partial refund may be given. SC Hospitality taxes are currently at 12% and will be collected by the Homeowner. 11. Insurance: Some renters choose to purchase traveler insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms. However, we will be fair with refunds. If we are able to rent your dates after you cancel we will give you a refund of the amount we receive in the form of a credit for your next stay. 12.
